Proptia gate and access control

Open gates, lockouts, guest and vendor failures, and thin attendant coverage, especially at the south gate overnight. The board says the budget can't cover 5 pm to 7 am attendants.

What it is

St. James’s Village is gated. Access runs on the Proptia system (app, QR codes for guests, RFID stickers for residents) with attendant coverage during part of the day.

Why it matters to you

The gates are the reason many owners bought here - and one of the largest recurring costs the association carries. When the gate is open, security is theoretical; when it locks you out, it’s your guest, your contractor, your delivery.

What the board has said

In a letter posted to the community on August 13, 2026, a board member stated that the budget cannot cover attendants from 5 pm to 7 am, and offered tutorials on using the Proptia system.

What the rules say

Gate operations are an operating-budget decision of the board; large replacements are reserve items (see Reserve studies and budgets). Owners are entitled to see the budget and reserve study, and to ask at an open meeting what the gate line items are and what the Proptia contract costs.

Current status

Active. Board response of Aug 13 acknowledges the coverage gap. No published plan for the south gate or off-hours failures.
