The rule
NRS 116.31034 governs election of board members. Key points:
- Elections are by secret ballot, mailed to every owner, counted at an open meeting.
- The association must send a notice inviting candidates before each election; any eligible owner may submit their name and a short candidate statement, which the association must distribute.
- Candidates must disclose certain conflicts (for example, a financial interest in a vendor to the association).
- Terms and the number of seats are set by the bylaws.

- Watch for the candidate notice - it has a deadline.
- A candidate statement is limited in length; make it about specific actions (publish the reserve study; fix south gate coverage; rewrite the fine schedule with counsel).
- You don’t need a slate, but a group of candidates with a shared platform is more effective than one.
During an election window
State law constrains what the association may publish about candidates. This site is not the association, but we hold ourselves to a neutral standard during election periods: we’ll publish every candidate’s statement and no editorial.
